US Republic Core Fund Acquires Grocery-Anchored Site in Georgia

US Republic Core Fund has purchased Village Shoppes at Windermere, a core grocery-anchored retail center in Forsyth County, Ga. The seller, Columbia Windermere VI, LLC, is an entity of Marietta-based commercial retail development firm Columbia Properties, which will retain property management duties. The purchase price of the retail center has not been disclosed.

US Republic Core Fund is owned by affiliates of USAA Real Estate Company and other institutional investors.

Publix Super Market, totaling 39,203 square feet, leases more than half of the 74,403-square-foot property, which was completed in 2008. An additional diverse mix of casual eateries, salons, and professional offices makes up the center’s near 100-percent tenancy.

Publix operates more than 1,000 in the states of Florida, Georgia, South Carolina, and Tennessee. USAA Real Estate acquired Publix-anchored Village Shoppes of Flowery Branch in August, the company’s second Publix-anchored retail property acquisition in the Atlanta area this year.
